While a home inspector provides a great general overview of a property, a Professional Engineer (PE) is specifically licensed to diagnose the “why” behind a problem and design a legal solution. If you see a crack in the foundation or a sagging roofline, a home inspector will flag it as a concern; we provide the rigorous engineering analysis needed to determine if the structure is safe and exactly what is required to fix it.

 

Finding a problem can be stressful, but our goal is to “lift the weight” of that stress. We don’t just identify a failure and walk away; we act as a partner to help you understand the severity and provide practical insight on the path to repair. We can provide the necessary repair drawings and help coordinate with contractors to ensure the solution is both safe and sensible.

This is a specific form required by the Florida Department of Business and Professional Regulation for public lodging and multi-family dwellings with three or more stories. It certifies that all balconies, platforms, and railings are safe and compliant with current codes. We specialize in “removing the red tape” by performing these inspections efficiently and providing the signed/sealed certificate you need for your records.

 

Under Florida law (SB-4D), most condo and co-op buildings that are three stories or higher must undergo a Milestone Inspection once they reach 30 years of age (or 25 years if within three miles of the coast). We help associations navigate this complexity by providing Phase One and Phase Two inspections that fulfill state requirements while focusing on the long-term safety of your residents.
